RENTAL AGREEMENT This Rental Agreement (the “Agreement”) is made by and between Hollywood-Hideaways and the private owners of the property (“Provider”) and the reserving party (“Guest”). This agreement is effective on the date the Guest accepts the terms of this Agreement and make the initial deposit payment. For good and valuable consideration, the sufficiency of which is hereby acknowledged, the parties hereby agree as follows:

  1. Property: The description, the name and the address of the property to be rented is listed in the Reservation Confirmation. The Property is fully furnished and includes standard kitchen appliances, bed linens, towels, basic kitchen pots and pans, flatware and dishes, television set, basic cable service, internet access, and access to a washer and dryer.
  2. No Smoking: Smoking inside the property is expressly prohibited at all times. Guest shall cause all members of the Rental Party to comply. Failure to do so may subject the Guest to substantial charges for cleaning and deodorizing the property and its furnishings.
  3. Minimum Stay: This property requires a three night minimum stay. Longer minimum stay periods may apply during holiday or peak periods. If a rental is taken for less than the three night minimum, the guest may be charged an additional short-stay turnover fee.
  4. Term of the Rental: Refer to the Reservation Confirmation for the check in date (the “Check-in Date”) and the check-out date (the “Check-out Date”). Check-in time is 3:00 p.m. and Check-out time is 10:00 a.m. unless otherwise indicated on the Reservation Confirmation.
  5. Access: Guest shall allow Provider access to the property for purposes of repair and inspection. Provider shall exercise this right of access in a reasonable manner.
  6. Guest: Guest represents that he is at least 25 years old.
  7. Maximum Occupancy: Refer to the Reservation Confirmation.
  8. Rental Party: Those persons accompanying the Guest, up to the Maximum Occupancy of the Property. People other than those in the Rental Party may not stay overnight in the property. Any other person visiting the property from time to time is the sole responsibility of Guest.
  9. Rental Rate and Fees: See the Reservation Confirmation for the amount of the Rental Rate, Cleaning Fee, Reservation/Security Deposit and other charges. a. Reservation Deposit: A reservation deposit equal to the full amount of the security deposit is due upon signing of the Rental Agreement and is to secure the rental reservation. It is subject to the Cancellation Policy described in the following full paragraph. Upon Check-in, the Reservation Deposit becomes the Security Deposit. b. Security Deposit: The Security Deposit is held by the Provider during the term of the rental and may be used in the event damages above and beyond ordinary wear and tear occur to the property. The Security Deposit shall be refunded to the Guest within 5 days of the Check-out Date, subject to the following: a. Any deficiencies in rental charges b. damage to the property or furnishings; c. stains or other messes requiring excessive cleaning; or d. any other extra-ordinary cost incurred by Provider due to Guest’s stay at the premises. c. Housekeeping: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Please do not take linens or towels from the unit. Housekeeping services may be available for an additional charge with prior arrangement. If the premises appear dirty or damaged upon Check-in, Guest shall inform Provider immediately following check-in.
  10. Cancellation Policy: If Guest wishes to cancel his/her confirmed reservation, the Reservation Deposit will be refunded as follows: 100% if cancelled at least 30 days prior to the Check-in Date 50% if cancelled at less than 30 but more than 7 days prior to Check-in Date 0% if not cancelled less than 7 days prior to the Check-in Date
  11. Hold Harmless: Neither Hollywood-Hideaways nor the private owners of the property of each unit are responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Provider is not responsible for the loss of personal belongings or valuables belonging to the Guest or the Rental Party. By signing this agreement, Guest expressly assumes the risk of any harm arising from their use of the premises or others whom they invite to use the premises during the term of the rental.
  12. Rental Rules: Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
    • Please treat the property kindly: Keep the property and all furnishings in good order. Appliances are to be used only for their intended purposes.
    • No Pets allowed.
    • Parking: Off street parking is limited to one vehicle. Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
    • Water and Septic: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, Guest may be charged for the cost of repairs.

RENTAL AGREEMENT

a. Reservation Deposit: A reservation deposit equal to the full amount of the security deposit is due upon signing of the Rental Agreement and is to secure the rental reservation. Security Deposit: The Security Deposit is held by the Provider during the term of the rental and may be used in the event damages above and beyond ordinary wear and tear occur to the property. The Security Deposit shall be refunded to the Guest within 5 days of the Check-out Date, subject to the following: 1. Any deficiencies in rental charges 2. Damage to the property or furnishings; 3. Stains or other messes requiring excessive cleaning; or 4. Any other extra-ordinary cost incurred by Provider due to Guest’s stay at the premises. c. Cancellation Policy: If Guest wishes to cancel his/her confirmed reservation, the Reservation Deposit will be refunded as follows: 100% if cancelled at least 30 days prior to the Check-in Date 50% if cancelled at less than 30 but more than 7 days prior to Check-in Date 0% if not cancelled less than 7 days prior to the Check-in Date
